Rate matters, but it’s not the whole story — and it’s often not even knowable with certainty until you’re deep into the process. These questions tell you a lot more, a lot faster.
1. What loan programs do you actually offer?
Different lenders offer different loan programs, so it’s worth asking whether conventional, FHA, VA, USDA, or other options may be available for your situation. Ask directly what’s in their toolkit.
2. How will we communicate during the process?
Will you have a direct line to a real person, or a support queue? This single answer predicts a lot about how stressful (or not) your closing will feel.
3. Can you show me more than one option?
Ask your loan officer to walk you through available options and trade-offs — such as down payment, interest rate, mortgage insurance, and estimated costs — instead of focusing on just one option.
4. What’s your experience with situations like mine?
Self-employed income, VA eligibility, a past credit issue, a tight closing timeline — ask specifically about your situation, not just years in the business generally.
5. What happens if something changes mid-process?
Job changes, credit dings, appraisal surprises — things happen. Ask how they’ve handled it before, not just whether they think it will happen to you.
FAQ
Should I get quotes from multiple lenders?
It’s reasonable to compare, though keep in mind rate alone doesn’t capture communication quality, program breadth, or how a lender handles complications — all things worth weighing too.
